No, We do not rent trailer homes, we rent lots that you can put your trailer or Mid to Long Term RV on.  

Yes, we have a limited amount of additional storage units availible on the property.

1. Rent should be made payable to Winterhaven Mobile Estates LLC. If not paid by the third of the month, a $10.00 late fee will be added. Starting on day 4, a $1.00/day fee will be added.

2. Subletting or selling of your mobile home to another party will not be allowed without prior consent of the management. If your home is sold, the management reserves the right to rent the space to the new owner of the lot. Mobile home rent cannot be transferred. When ownership is transferred, the home must be moved unless a rental agreement is made between management and the new owner.

3. Mobile homes must be skirted within 30 days of moving into the park.

4. Each tenant is responsible for keeping his/her yard mowed. All patios and yards must be kept clean. Leaves should be burnt or bagged and hauled off. Do not burn on or near the blacktop. If yards are not kept mowed or clean, we will hire someone to do it for you and bill those expenses plus a 10% surcharge to your rent.

5. The speed limit in the park is 5 mile per hour.

6. Do not dump anything in the park or on surrounding brush piles. Dispose of trash in dumpsters only. Trash must be put in dumpster.

7. No repairing, overhauling, or storage of vehicles will be permitted in the park.

8. No outdoor dogs or cats allowed in the park regardless of size and breed. Dogs must be walked using a leash and tenants are required to pick up after their animals and respect neighbors’ yards.

9. The tenants must put the heat tapes on water lines by October 15th. If you have an electric hot water heater, it must have a check valve to protect the element.

10. Do not glue or permanently connect your sewer line to the main line.

11. Motorcycles are for transportation only. No off-road minibikes or ATVs used for joyriding in the park will be allowed.

12. Mobile home movers are required to check with the manager and obtain clearance before removing home.

13. Mobile homes cannot be rented to another party. Only one family per home.

14. No loud or disturbing noises will be allowed. We must respect each other's rights and treat others as we wish to be treated and live in peace with our neighbors.

15. All children must be kept under control and not allowed to disturb other tenants. No children allowed are to live in the first section due to traffic hazard.

16. No fireworks allowed due to fire hazard.

17. Winterhaven Mobile Estates, LLC is the current management. All inquiries should be addressed to Cheryl (417) 624-6106.

18. If default or breach of any of these rules and agreements occurs, the manager or his agent shall have the right to take possession of the premises, and if necessary, remove the renters’ property at the renters’ expense. Tenants must pay legal or attorney fees if managers or owners must take legal action to compel any performance by tenant.

19. No violation of law or ordinance of city, county, or state, will be tolerated. Illegal activity is grounds for immediate eviction.

20. No business activities allowed in the park.

21. There is a limit of one storage unit per mobile home lot. Current tenants with more than one storage unit will have their units grandfathered in.

22. Guest parking: On the occasion that a tenant has a need for short-term parking for visitors, we have added a visitor parking area next to the storage buildings. Please utilize this for that purpose. It is not for overnight parking or for personal property. Short-term visitor parking only.

23. Each lot has parking for up to a maximum of 2 vehicles with the exception of lots 16, 17, 19, 22, 59, and 61, which have parking for up to a maximum of 3 vehicles. If a tenant has more than 2 vehicles (or 3 vehicles in the lots listed above) arrangements need to be made to either:

        a. Move the vehicles or personal property to off-site parking somewhere other than Winterhaven.

        b.) Make arrangements to rent personal property lease spots at the back of Winterhaven.

G. A limited number of Personal Property Spaces and Storage Units are available for rent. If a tenant wishes to rent one of these spaces the following rules shall apply:

       1. Tenant(s) shall maintain insurance on this personal property as Winterhaven Mobile Estates LLC assumes no liability for damage, theft, loss and will not insure tenant's personal property against any type of casualty.

      2. The personal property must be personally owned by the tenant(s). It cannot be owned by someone other than the tenant(s).

     3. This personal property space rental or Storage Unit Rental is a month-to-month lease and can be terminated by landlord or tenant(s) with 10 days notice.

      4. Lease shall be $15.00 per month on personal property spaces and $29.00 per month on storage units. Payment is due on the 1st of each month along with tenant’s lot rent and must be paid no later than the 3rd of each month. Starting on day 4, a $10 late fee will be added as well as $1/day until paid.
